The Tropical Hillside Villas of phase 4 epitomise luxury living, with a private swimming
pool and lanai among its many features.
IN harmony with Mother Nature, yet blessed with all the comforts of modern living, the self-contained garden township of BOTANICA.CT in Balik Pulau, Penang, embodies the ideal of “Paradise on Earth”.
This is the good life that awaits in this exclusive, upmarket undertaking by MTT Properties & Development Sdn Bhd. To be crafted over 15 meticulously planned parcels and phases, it will ultimately comprise some 2,000 homes.
Conceived, planned and designed with residents’ well-being in mind, the RM1bil project sprawls over 300 acres (121 ha) of gently undulating terrain along the banks of Sungai Air Putih, with two natural streams flowing from the hills.
There is a well-balanced mix of freehold luxury bungalows, orchard villas, terrace and semi-detached homes, as well as affordable apartments, all exquisitely designed to complement the geographical features of the land, and allow residents to live life to the fullest, in style.
Tranquil abodes
BOTANICA.CT is taking shape, with Phase 1 consisting of 168 units of English Tudor-styled double-storey terrace, semi-detached homes and bungalows completed in 2008.
Phase 3, with a further 103 units of colonial-styled double and three-storey terrace, and semi-detached, was ready in 2011.
Currently under development is Phase 5A with 63 units of double and three-storey terrace homes, featuring built-up areas of 1,959 sq ft and 2,480 sq ft respectively. To be completed by 2015, it features a unique, 60 ft linear garden.
Prices range from RM680,000 to RM1.2mil, and the show house is now available for viewing. Drop by and have a look, it could just be that dream home you have been searching for.
Several new phases are being launched this year. The most recent introduction, Phase 4, features 29 units of 6,000 sq ft three-storey Tropical Hillside Villas.
Sitting on plots measuring from 9,000 sq ft to 16,000 sq ft, they are the epitome of luxury living. All of the seven exquisite yet functional layouts feature high ceilings that emphasise spatial luxury. It also facilitates cross ventilation, bringing fresh air and natural lighting into the homes.
If that is not enough, imagine having your very own swimming pool, outdoor Jacuzzi, kabana, private lanai and elevator (except for Lorena and Laurel types), all within the comforts of your own home. The recently completed showhouses are now open for viewing, by appointment only.
Now open for registration is Phase 5C, comprising 12 units of double-storey bungalows and 46 semi-detached units, with land sizes between 3,000 sq ft and 7,000 sq ft, and built-ups of 3,000 sq ft to 3,600 sq ft.
Phase 5B, with 71 units of affordable apartments, is set to be launched by the end of this year. Green building features will also be incorporated into upcoming phases.

Serene surroundings
With an average density of less than six units per acre, the homes are set amidst wide shady boulevards, scenic drives and gently meandering streams that evoke the pleasures of serene country living once typical of Penang island.
The peace and tranquillity afforded by such a healthy and clean living environment is not necessarily out of reach, as prices of homes are affordable compared to more developed parts of Penang island.
With land becoming scarcer with every passing day, the tranquil oasis of BOTANICA.CT represents a rare, once in a lifetime investment opportunity that goes hand-in-hand with a high quality of life. It is truly about enjoying the best of both worlds.
Modern amenities and conveniences
Despite its reclusive location, convenience is another luxury residents of the township will enjoy, with a wealth of amenities all within close proximity. In BOTANICA.CT itself, a new Pedestrian Mall is to commence construction later this year. With single and double-storey retail and F&B outlets, it will be the first establishment of its kind in Balik Pulau, and is poised to be the area’s most happening precinct.
On top of that, there will also be a private medical centre, retirement resort, clubhouse with many sporting facilities and an in-house restaurant, as well as a nature resort-by-the-valley, all within the township.
Meanwhile, the Prince of Wales Island International School, with a student population of 360 from 19 countries, caters to your children’s educational needs. Those who favour public transportation can also breathe easy, with local bus system easily accessible from the vicinity.
The township is highly accessible via several expressways, putting it within an estimated 25 km drive from George Town, and 17 km from the airport. Besides being close to the Bayan Lepas Free Industrial Zone, Bayan Baru Township and the Second Link, there is also a hospital, market, fire station and Queensbay Mall within close proximity.
Ensuring sustainability
There was minimal land clearing done during the construction stage, while many of the existing trees were preserved or replanted to make BOTANICA.CT a natural playground for residents.
Whatever greenery that had to be cleared for the development were quickly replaced in the open park and shrubs were grown in road dividers. A recycling centre will be set up within the township once more residential phases have been completed.
