High-rise living no longer an issue

PETALING JAYA: Price, location, accessibility and security - these are the top concerns of potential housebuyers looking for property at the Star Property Fair.
Property developer IJM Land chief operating officer Edward Chong Sin Kiat said while Malaysians still loved the idea of living in landed homes, many were willing to live in high-rise property to be closer to the city.
“Many of us were brought up in the traditional era and like to have land around our homes. But for many who want a lifestyle close to the city, living in high-rise buildings is no longer an issue.
“And because of added security and accessibility, high-rise property is becoming increasingly popular, “ he said on the last day of the Star Property Fair at the Tropicana City Mall here yesterday.
IJM Land had three projects on display – Pantai Sentral Park, a 58ha township in Kuala Lumpur; Rimbayu, that offers double-storey linked homes; and Bayu Suria, which features double-storey semi-detached homes in Shah Alam 2.
Pantai Sentral Park, located adjacent to Bangsar South and next to a 200ha gazetted forest reserve, has come to be known as Kuala Lumpur’s urban forest.
Property developer Andaman had on display its two luxurious projects – the Upper East Tiger Lane in Ipoh and the Evo Soho suites and shopping mall in Bangi.
Its managing director Datuk Seri Dr Vincent Tiew said visitors to the fair had a special preview of the high-rise luxury apartment in Ipoh, which is set to launch next month.
“It is set in a prime location in Ipoh, on 7.8ha freehold land, making it easily among the largest luxury apartments in the state.
“Due to its size, we can also afford to allocate about 2ha of the area just for landscaping and facilities,” he said, adding that the project would be completed in three years.
As for the project in Bangi, Tiew said the building was designed by award-winning Veritas architects, and had 704 units of Soho suites and apartments located above the high-end shopping mall.
The project, located in the heart of Bangi, is a collaboration between Andaman and PKNS Holdings.
“The units are all fully furnished yet affordable at below RM500 per square feet,” he said, adding that it would be ready by the end of 2017.
Another hot favourite among visitors at the fair was Malaysian Resources Corporation Bhd’s (MRCB) 17.4ha Nine Seputih integrated residential, commercial and retail development along Old Klang Road.
MRCB senior manager Kenneth Khoo said they were looking at transforming Old Klang Road and bringing it “to the next level”.
“After the success of our KL Sentral project that transformed Brickfields into the iconic landmark it is today, we are looking at replicating this success with Nine Seputih. The 44-storey development will be the tallest building within a one kilometre radius.
“To add value to the project, MRCB is building a flyover, crossing over the Klang river, to connect to the New Pantai Expressway,” said Khoo.
The development boasts waterfront parks, sky lounges and hanging gardens, and has facilities including a karaoke room and a sky gym to appeal to young property buyers.
